You likely know that a Multiple Listing System (aka MLS) is a database of information about properties that are for sale. What you may not know is that the only people who are allowed to add information into an MLS are licensed real estate agents. You may also be unaware that the main purpose of an MLS is to provide a way for listing agents to offer commissions to other agents who might bring buyers for listed properties.
An MLS listing is typically considered the most effective way to market a property that is for sale.
If you have ever tried to sell a property yourself (aka a FSBO), then you've likely discovered that an MLS is the normal underlying cause of property sales. Why? Well, first, a local MLS provides for maximum marketing exposure to area real estate agents - most people use agents to purchase property, and the MLS is often the only place an agent looks for properties for clients! Second, the MLS can provide for great marketing exposure to consumers - current studies indicate that more than 75% of consumers begin their home searches on the web, but popular sites like Realtor.com include only information fed from MLSs.
Since the only way to list a property in an MLS is via a licensed agent with direct access to that MLS, most agents require a property owner to hire them at full-service rates just to get an MLS listing. Not us - we'll enter your property listing into your selected MLS as a single service for a small fee. You'll still owe whatever commission you offer to the buyer's agent (assuming the buyer uses an agent), but you'll be alleviated from having to also pay a listing-agent commission at closing.

Unlike other entry-only services, our pricing includes a listing in the comsumer site(s) associated with your chosen MLS in addition to the MLS itself, and our pricing also includes an enhanced showcase listing on Realtor.com (which is the only way to cater the information for your property on the most popular real estate web site) and listings on the numerous Realtor.com feedthrough sites like Move.com, AOL, MSN, Netscape, Excite, iWon, etc.
Consider the numbers. If your listing agent charges 6% to take your listing, your agent offers 2.8% of that to the buyer's agent, and your property sells for $350,000, then your agent pockets $11,200 of your money (after giving another $9800 of it to the buyer's agent)! With an entry-only MLS listing, you handle your own pricing, showings, negotiations, contracts, etc., and you still offer and pay a commission to the buyer's agent (assuming there is one), but, given the numbers above, you avoid paying $11,200 - with our low prices, you could have an entry-only MLS listing for your property for more than 14 years and still save money!

For your information before ordering, here are some further details about how our entry-only listing services are handled.
- We enter information provided to us by each one of our entry-only listing customers into the customer's selected MLS and feed that information into subsequent web sites. This is our sole relationship with each of our entry-only listing customers.
- The entry-only packet that is associated with the chosen MLS must be fully completed and executed by all owners of the property to be listed, and the packet then must either be faxed to us at our toll-free line, 877-4TheMLS, or be emailed to us before we can legally begin work on an entry-only listing.
- We currently provide our entry-only services for the MLSs outlined in the following table.

- A customer can send up to the maximum number of allowable pictures of the property to be listed via mail to us, and we will include those pictures in the ordered listing. Each MLS has its own requirements regarding pictures (e.g., the maximum number of pictures allowed, the maximum size of each, etc.); the specific requirements are provided in the entry-only packet associated with each MLS.
- We use PayPal to handle the payments for our listing services. Specifically, either the six-month fee ($399) or the first month of service ($99 plus the setup fee) is paid for via PayPal, and then, for month-to-month listing customers, PayPal automatically bills/collects $99 payments on the same day of each subsequent month for the following month of service.
- Any listing change (for example, an asking price change) that is requested after the original creation of an entry-only MLS listing is subject to an additional fee (currently $25 via our online pricing).
- Our entry-only services are cancellable at any time via email to us.
